Bail Out The Regular People Please

Why is it so difficult for many to tell the truth?  Why do people in this society insist on treating others unjustly?  We are all aware of the devastation of our current economy; a fate we have not experienced since the 1930’s.  As a direct result, our highest financial institutions fail us as does our government -- “asthma pump please!”  These financial institutions and our government should have created an Amber Alert billboard.  When your monies are being lost or misappropriated lights will begin to flash followed by a illuminated message: We are SORRY but we are broke! We are SORRY for everything.  We are SORRY for not addressing serious problems in an efficient an urgent manner.  We are SORRY for not regulating Wall Street, Futures, Politicians and all other control modules.   All of these issues continue to severely affect the average 9 to 5 workers, struggling single parents, college students barely making ends meet, basically everyone. 

A great many people have lost money in these markets.  Many have lost their jobs and some, their homes too.  Some are forced to make complex decisions; having to chose paying bills over groceries, gas money over childcare, daily necessities over mortgage.  The people forced to make these decisions are unfortunately classified as REGULAR PEOPLE.  Umph!  Now this is a bit disturbing.  Let’s take a closer look at this equation.  I find it funny how people with money can insert demographics and laws, yet these are the same people who are getting away with financial capital murder.  And to make matters worse, very few are being brought up on charges.  The cliché holds true; people with money can manipulate regular people and the system AND get away with it. 

 If we, the regular people, even considered pulling anything like this in an attempt to cause financial havoc on the RICH, we would be serving 50 years to life.  Of course there are different factors which contributed to these uncertainties in our nation’s economy; however the main ingredient in this MUD PIE is greed, pure outright wicked greed.  How does one let a company wither away and yet still receive a 400 million dollars?  How can one commit fraud and still get a 30 million dollars signing bonus to accept a position as CEO at another company?  How is it that CEOs of various companies are capable of selling their stocks worth millions and leave their stockholders clinging for dear life?  I am finding out PRINCIPLES do not matter anymore.  Once upon a time this word had meaning.  If we are too set back to examine these financial crises, it is almost as if we are all in Vegas without actually being there.  It is as if we have been shooting craps for the last five years and now the HOUSE WINS! POLITICIANS, BANK EXECUTIVES, LOBBYIST, SIDE KICKS…….yes my friends we, the REGULAR PEOPLE, were taken for a ride.  Now who will do the time?   It will be the regular people.

Mortgage Tips

The opportunity is here for first time home buyers, even in this down turn economy.  Have we seen the bottom of home prices, good question, I would consider that to be million dollar question, which deserve a million dollar answer.  Most experts say yes with an equal number of them sayings "No." Either way the deals of a lifetime are here. Rates are holding pretty steady, even with the economy in bad shape, you really can’t complain.  Today’s rates are holding at 6.09% for a 30 year fixed conventional loan, 5.77% for a 15 year fix, 6.02% for a 5/1 ARM. The 5/1 ARM is adjustable after 5 years, the first 5 years are a fixed rate, I recommend if you are choose a program like this,  start researching refinance rates  on the 4th year (“Think Ahead”).   The benefits of buying now are pretty simple;  homes are a lot cheaper now, qualify for a FHA home loan with a minimum credit score of 580 and it’s the perfect time to purchase that investment property you always wanted for your investment portfolio.

 

When choosing a mortgage program, choose the one which is right for you, have your loan consultant or broker explain the differences, among the many programs that are out there.  A good loan consultant always asks a lot of questions from their clients, such questions as; how long are you planning to be in your home? Is this an investment property or primary property? How much down payment will be used? Often the normal down payment is 10% on a primary property and varies 15 to 20% for an investment property.  However these are examples of what a loan consultant should be asking; without gathering these important facts, it could cause serious consequences in the long term.  With that said, stay away from promises, if it’s sounds to good to be true, then remember you as the consumer need to start your due diligence process in researching the facts.  It’s nearly impossible to quote or promise a rate to a potential borrower, without the pre-qualification process in place.  Remember this purchase will be yours for at least 10-20 years of your life; make sure you protect yourself, if you do not know! then don’t sign.

HOME OWNERSHIP WITH NO CREDIT CHECK

Greetings to All!  Rather than commenting on the negative trend which took place in our markets today, I would much prefer to offer a positive outlook to those who have experienced foreclosures, short sells, and/or those with challenged credit.  Of course, I may return to that topic later.

 I have come across a program which will allow your dreams of becoming a homeowner a reality.   If you have at least 20% for a down payment, have an additional 3% for closing and other associated fees, you can be a proud home owner “with a fixed rate” again.  Yes, the rates will be somewhat high, the important focus is this fact, that there is a possibility of becoming a homeowner again.  Because this program is offered through private investors, their qualification process is less rigorous.  What do I mean????  Well banks pull and check your credit, THIS PROGRAM DOES NOT.  Banks require reserves, THIS PROGRAM DOES NOT.  In essence, there are no credit requirements and/or reserve requirements.  The down payments and rates fluctuate with the purchase price of the home.  The down payment  are between 10% & 20%.  Properties which are exempt are mobile homes, manufactured homes or any structure is not attached to a foundation.

 The program is defined as the following; once an application is received and the formal approval is issued, two separate transactions are executed. First, the investor which is assigned to the transaction takes out a conventional mortgage loan and purchases the desired property. Immediately following the closing, the investor provides the property back to the applicant in the form of an option note. While the property is initially titled to the assigned investor, the entire transaction between the investor and the applicant is placed in what is called a Intervivos Land Trust. Each transaction is facilitated in this manner and is placed in a separate trust.  This programmed is guaranteed if applied for, you will not be turned down.  By placing the finalized transaction between the investor and the applicant in the trust, the related property is protected from any type of lien.  This is a unique and benefiting program for those who are still seeking home ownership.

Is it or Isn't It

Is it or isn’t it? These are the questions we are facing today in regards to the $700 billion dollar bail out proposal.  Before I attack this subject, please forgive me if I sound anti-government.  The basis for my blogs is to discuss issues that are important to all Americans.  My opinions are solely mine.  If you disagree with me, this is totally acceptable; but let us all respect each other’s viewpoints.  Because in the end, if we take each negative opinion and place them correctly in the puzzle, we can all generate a positive outcome.

 

Back to the topic, I think it is the wrong time to play tug-of-war with this serious issue which lays on the economic table. This is ironic to me.  Here are all these reputable senators and congressmen & congresswomen, all of which have had over priced education, have fancy homes and cars, more money in their bank accounts than most of us, and all are supposedly experienced enough to make critical decisions when it comes to our Nation!  If this is the case, why are we seeing the same thing happening time and time again?  When it is time to roll up the sleeves and attack the issues there is never an answer.  Instead, “let’s take a break”.  Now granted I am well aware of the importance of taking time and ensuring the thought process is aligned before rendering decisions.  But America is basically staring down the barrel of a loaded economic shotgun which can fire at any time causing even more serious damages than what we are seeing right now.  And yet our high-position politicians are playing the string along game. I believe it boils down to nominating.  When it comes down to voting for the best candidate we have a tendency to judge parties rather than researching who would make a difference on vital issues draping America. The bail out hearings have turned into a media frenzy and political showcase instead of searching for a viable solution. We need to bring together a plan to reform our Nation’s ability to become a healthy and stable financial giant.  If we as Americans keep electing individuals who just want the trophy and high pay to do nothing then we are always going to be in this position.  The old saying still stands - you get what you pay for. So basically what we are getting is a direct result of who we voted for and with this administration; clearly we are seeing very little.  Let’s take this opportunity not to make the same mistakes this time around when voting for the next President for the United States.  We need to do our due diligence when researching each candidate’s credentials.

 

As far as I am concern Americans cannot point fingers at Obama and say he is not qualified or lacking in experience to run this Nation.  As we witness the bail out hearings it is clear none of them are qualified either.  John McCain needs to quit swaying from the left and to the right and stand up and clarify his true meaning of being the President of the United States because what I am seeing thus far is another George W. Bush profile filled with bad business proposals.  This is not about Obama or McCain.  It is about the American people.  Remember when you enter the polls on November 4th, it’s about our families.  It is about education and being able to afford the little things.  I am tired of having our top officials say indirectly that we cannot have anything until wemake sure you deserve it.  This is AMERICA where dreams do come true, not just for the rich but for EVERYONE! So again is it or isn’t it? Lets get this thing sorted out so everyone can move on with their lives and finally shut the media up over this bail out proposal.

FHA CHANGES

Again we are finding out that no matter what fico score we have, it is still a challenge to obtain credit.  Now please don’t be alarmed – let’s just say the process is a bit more lengthy if you are applying for a home loan or credit.  It is beginning to look like our financial system is failing consumers time and time again.  No matter how hard we work and save to make a difference to support our families, there are new restrictions and obstacles.  Since the mortgage melt down, consumers have experienced let-downs and a crumbling economy.  The Federal Home Administration (FHA) even began tightening their guidelines.  This entity is the fairest entity when it comes to obtaining a home loan. FHA’s loan-to-value was set at 97% which is going to be changed to 96.5%.  What this means is the consumer’s down payment will be 3.5% instead of 3%.  .05% may be looked upon as a small amount, but to many it is a lot.  To make matters worse, FHA allowed assistance programs to make up the back-end difference such as closing cost and additional assistance with the down payment.  Well I am sorry to inform you that those programs are on their way out the door beginning October 1, 2008.  This eliminates a vital program to help consumers who needs additional assistance in purchasing a home. 

 My question now is:  are we starting to witness only the “have’s” will benefit and the have not’s will end up with nothing?  I know some will disagree but in my opinion, everyone who works and is responsible deserves more. The subprime consumer did not create those creative finance programs.  All subprime consumers are not irresponsible so were does the finger pointing begin?  We’ll save that answer for later.

 In closing I want to say that our friends who sit on the Hill are all of sudden in retreat mode to protect their profits which was made before the collapse of our financial infrastructure.  My suggestion to you, the consumer, is to make sure you are doing your due diligence.  When speaking with your lender ask if there are any sudden guideline changes and requirements; this will save time and prevent potential frustration.  If any new assistance programs become available, I will post them and offer suggestions on how to apply.

What are you missing

Today's Congressional hearing concerning the dire shape of our nations economy was a shear disappointment.  I mean if you see a person who wants to be saved from harm, would you let harm cover them?  After watching these hearings for an hour all I interpreted was rich Senators and Congressmen who don't give a hoot on what is going on and asking useless questions on why should they help?  Why should they? After all the tax payers are paying for their expensive life styles. "So what are we missing?" The real question should be:  What are the little people missing?  We are on the brink of another depression.  The nation’s economy has surpassed a recession, we entered a recession starting a year ago," so what are they missing?".

America's unemployment rate is at an all time high.  Our seniors are losing left and right.  People are losing their retirements (401k's).  And the biggest, biggest problem of all is our real estate market is in the tubes.  We are experiencing the highest foreclosure rates since When?  Nevertheless, we have money to keep a war going.  Oh to break it down to more simplest terms -- occupying Iraq! There's plenty of money to bail out their buddies but no MONIES to reform there faults, but yet again Capital Hill will use the little people’s tax dollars to pay for their mistakes! 

What are we missing? We are missing a government!  It's not about being a democrat or republican or even an independent, it's about what is right and what is wrong.  Of course that's not reality to some people, so my concern is are we really witnessing TAKE EVERY THING AND LEAVE THEM NOTHING?!?
