HOME OWNERSHIP WITH NO CREDIT CHECK

Greetings to All!  Rather than commenting on the negative trend which took place in our markets today, I would much prefer to offer a positive outlook to those who have experienced foreclosures, short sells, and/or those with challenged credit.  Of course, I may return to that topic later.

 I have come across a program which will allow your dreams of becoming a homeowner a reality.   If you have at least 20% for a down payment, have an additional 3% for closing and other associated fees, you can be a proud home owner “with a fixed rate” again.  Yes, the rates will be somewhat high, the important focus is this fact, that there is a possibility of becoming a homeowner again.  Because this program is offered through private investors, their qualification process is less rigorous.  What do I mean????  Well banks pull and check your credit, THIS PROGRAM DOES NOT.  Banks require reserves, THIS PROGRAM DOES NOT.  In essence, there are no credit requirements and/or reserve requirements.  The down payments and rates fluctuate with the purchase price of the home.  The down payment  are between 10% & 20%.  Properties which are exempt are mobile homes, manufactured homes or any structure is not attached to a foundation.

 The program is defined as the following; once an application is received and the formal approval is issued, two separate transactions are executed. First, the investor which is assigned to the transaction takes out a conventional mortgage loan and purchases the desired property. Immediately following the closing, the investor provides the property back to the applicant in the form of an option note. While the property is initially titled to the assigned investor, the entire transaction between the investor and the applicant is placed in what is called a Intervivos Land Trust. Each transaction is facilitated in this manner and is placed in a separate trust.  This programmed is guaranteed if applied for, you will not be turned down.  By placing the finalized transaction between the investor and the applicant in the trust, the related property is protected from any type of lien.  This is a unique and benefiting program for those who are still seeking home ownership.
